We are a small friendly company with some fifteen years experience in Property Management in Torbay and South Devon and the West Country

Listed Below is a sample of letting services we can undertake on your behalf

Maintenance of Property

Carry out regular routine inspections of the property, arrange for surveys when required, obtain estimates for general maintenance, decorating, repairs and improvements together with serving Housing Act Notices where applicable. We also arrange repairs and services that are of a cyclical nature.

Cleaning

We can provide a cleaning schedule and arrange to obtain estimates based on this for your approval.

Gardening

We can arrange estimates for your approval from garden contractors for the care and maintenance of boundary walls and fences, the care and cultivation of the flower beds shrubs and lawns, together with the sweeping and tidying of
the grounds.

Contractors

Where you are happy with your existing contractors we will be more than pleased to work with them on your behalf.

Accounts

We arrange the collection of all payments due from lessees under their respective leases, including service charges and ground rent, together with the follow up of arrears, and where necessary pursue these and report back to the Directors.

We will arrange the payment of all accounts relating to the property when due including gardeners, cleaners, caretakers etc and operate PAYE for employees if applicable. Keep records of the Company’s income and expenditure and forward a quarterly statement to the Directors for their information.

Prepare for the Directors approval a budget of forthcoming annual expenditure and advise as to future requirements together with the need for any reserve funds to be applied towards the annual cost in future years.

We will operate a current bank account for the day to day administration of the property. The choice of bank rests with the client.

We will liaise closely with your Accountant to assist with the preparation of the accounts, and to this end will supply to the accountants as soon after the end of the financial year as is practicable a draft maintenance account together with all receipts and vouchers, which if audited can then be incorporated into the accounts.

Meetings

Documents and Notices for the Annual General Meeting of the Company would be prepared and forwarded by ourselves. We can arrange for our representative to be present if required.

Our representative will also attend your Committee/Board meetings as and when requested, however this will incur an additional charge to our normal management fee.

General

We endeavour to establish and maintain an excellent relationship with the Board of Directors to ensure the smooth running of the property and relieving them of the pressure of lessee’s problems.

We can arrange to deal with solicitors enquires on the sale and transfer of properties.

Should it be required we can also act as Company Secretary
and perform all the duties as necessary.
